Had a dilemma from the outset with this one - do we list it as a four bed, two reception rooms? Or as a five bed with one reception room?! Because although the dining room is currently in use as an additional bedroom, it wouldn't take much effort to convert it back to its intended use. Any road up, we decided to go for the four bed listing; and what a lovely property to list it is too.
