Description

Well...this will certainly get your pulse racing...it certainly did mine! What a pleasant surprise!? Who would have thought that nestled away in this quiet little backwater lay this truly amazing semi-detached house that provides sizeable family accommodation together with fantastic private outdoor space too. If you like the outdoor life and entertaining and with no houses opposite at the front, then this is definitely the house for you. WITH PLANS DRAWN UP TO EXTEND THE PROPERTY THROUGH 2 STOREYS TO THE SIDE AND A SINGLE ONE TO THE REAR, this is a gem of a house that just keeps shining through. I just love it!

So having parked outside the property and entering through the gates and front garden, you enter through a modern style composite door into a spacious bright and airy reception hall. What a nice start to your viewing experience. Immediately to your left will take you into a lovely dining room wcich is not overlooked at the front. Further down the hallway and turning left will take you into the (almost 5 meter) living room. A super feature of this room is that through double doors you can proceed straight in to the garden room at the back of the house. Here, there is loads of seating/entertaining space and with views over and access into the garden, it is ideal for those who like to spend time enjoying the outdoor life, BBQs etc...sauasage anyone? Whilst we are out here, we might as well tell you about the the fabulous additional seating space and "lawned" areas. Oh ...and don't forget the summer house too. Lots of privacy here too....What could be nicer?

so back into the hallway and straight forward into the kitchen which has a good array of units in a grey finish. Through the kitchen will take you into a side lobby/vestibule where you will discover a utility room , guest cloakromm and another very useful room which has doors givinf access to the front and rear gardens. Who would have thought all this was hidden off the the kitchen to the side of the house?!

The staicase within the hallway will whisk you straight up to the first floor landing which will give access to all the first floor rooms. The master bedroom and pink bedroom are located at the front, where being south facing their is a great feel of light and aiiriness. No houses opposite too so great privacy. bedrooms 3 nad 4 are situated at the rear and enjoy preivate views over the garden also. Last but by no means least there is a lovely fully tiled modern style bathroom. Well...I hope you enjoyed the tour but don't take my word for it as to how nice it is...come and see for yourself.

Now for the amenities...Moor Allerton is considered to be popular and a sought-after leafy suburb within North Leeds. One of the main advantages to buying this house is that you will be in the catchment are for ALWOODLEY PRIMARY and the much sought after ALLERTON HIGH schools... so value and resaleabilty can be assured. The main arterial roads give easy access to Horsforth, Moortown, Chapel Allerton, Headingley, Meanwood, Bramhope, Leeds city centre and access to the motorway networks, and of course, Leeds and Bradford International Airport are a few miles away. Regular public transport is on hand and there are additional schools in proximity, catering to children of all ages. Private schooling and nurseries too. Apart from good shopping, restaurants, pubs, and wine bars, there are lots of sports clubs to visit in order to work off those overindulgences. There are lovely woodland walks close by, as well as the popular Meanwood Valley Trail. Slightly further afield there are The Canal Gardens and Roundhay Park. All three are gems and are easily accessible. For the keep fit (get fit?) enthusiast David Lloyd and Chapel Allerton Lawn Tennis, Squash, and fitness clubs are on hand close by.
