  • L-Shape Lounge/Dining Room
  • Side Entrance Porch
  • Enclosed Garden with Fruit Trees
  • Landscaped Rear Garden

Haresfield is a fabulous cul-de-sac location in Stratton, located around 2 miles outside of the market town of Cirencester, commonly known as the capital of the Cotswolds. The area has a great community and almost village like feel to it with a local shop, post office, two pubs, primary school and playing fields.

The bungalow has two main routes of access, one through the rear where there is driveway parking and to the front is a pedestrian path leading to the enclosed front garden. Here you will find your very own little orchard with two apple trees (one Espalier cooking and one eating), a plum tree, and a bed for growing Rhubarb and strawberries.

The current owners have added two extensions to the property, the latest being the side entrance porch which now provides the front door and a rear door to the garden as well as much needed coat/shoe storage and a perfect spot for wiping muddy paws. This leads to the inner hallway where you will find the kitchen, bathroom, two bedrooms and the extended lounge dining room.

First, on your left is the kitchen with a lovely view out to the front garden. There is an abundance of worktop space as well as fitted cupboards as well as space for freestanding white goods such as a fridge, freezer, dishwasher, washing machine and range cooker.

The master bedroom shares the same view and has plenty of space for a kingsize bed and freestanding wardrobes whilst bedroom two will take a double bed and looks out to the side of the bungalow. The bathroom has a bath with shower over, WC, basin, towel rail and a window to the side.

There is excellent living space on offer with the extended L-shape lounge/dining providing space for a couple of sofas to relax in front of the TV and electric fire whilst there is space for a dining table comfortable seating 4-6 people or more on special occasions. Doors lead out from here to the rear garden and there is also a large double storage cupboard.

Outside the rear garden has been landscaped to provide a paved path from the entrance porch as well as the living room and a patio area perfect for summer BBQs. There is an ornamental raised pond (the seller is happy to drain it should you prefer to use it as a raised bed, for example) with an overhanging pergola. A secure gate leads out to the parking space and the garden shed will be included in the fittings.

The area of Stratton has a great sense of community and feels much like a small village nestled on the outskirts of Cirencester with its own local shop & post office, primary school, two pubs and is also on the doorstep of Cirencester Golf Club. The charming market town of Cirencester is about 1.5 miles away and has a fabulous selection of restaurants, independent shops as well as chain retailers, pubs and cafes on offer. Access to the A419 is close by giving access to Cheltenham (ca. 15 miles north) and Swindon (ca. 15 miles south) with direct rail services to London Paddington (under 80mins) from Kemble (ca. 5 miles). There are a number of great schools in the area, both primary and secondary, which makes Cirencester such a fantastic place for families.
