Conveyancing is a legal minefield, it's the act of transferring legal property title from one party to another. If done right, you barely notice it. But if done wrong, you could find your home moving journey drags on months longer than it should. Which inevitably leads to fall-throughs.

This is needed by your solicitor as part of the legal contact pack sent to your buyers solicitor. The sooner you complete this the sooner you’ll get moved. This is why we appoint a solicitor for you at the point you put your house on the market, instead of waiting until your have an agreed offer. You’ll have a few weeks head start but still protected by our no-sale, no-fee guarantee.
Your buyer (and their solicitor) will have questions about your home, naturally. These will come to you from your solicitor and the sooner you answer these the less time the overall process will take.
To exchange contracts your buyer must lodge at least 10% of the purchase value with their solicitor, and you will need to agree a completion date before you exchange contracts. Note: Your buyer is under no legal obligation to buy the house until contracts are exchanged and in some cases, generally when the survey has been done, a price renegotiation may take place if the costs of repairs are greater than first anticipated - or the buyers mortgage lender values the property at an amount lower than the agreed sales price.
Now the fun bit! On completion day, your buyers solicitor will transfer the full value of the purchase price to your solicitor. Hand over from the seller moving out and the buyer moving in is typically 1pm, so sellers need to make sure they are organised and ready to move in good time. Note: Keys cannot be handed over until the sellers solicitor confirms they have received the money, regardless of how keen the buyer is to get hold of them!
