North Devon Estate Agents

My name's Russell Burrington and I've been your local estate agent in Barnstaple since 2012 — born and bred in North Devon and genuinely proud of it!

I started out in a traditional agency and quickly spotted something: communication and genuine customer service were in seriously short supply. So in 2016 I set out to change that, founding EweMove North Devon with a very simple idea — treat every single person like a human being, not a transaction. It sounds obvious, doesn't it? You'd be amazed how rare it still is! Fast forward to today and we've built a fantastic team of local property experts, a 5-star Google rating from over 270+ happy clients and a reputation across Barnstaple and the surrounding North Devon area that we're incredibly proud of.

Whether you're selling a family home in Barnstaple, a coastal cottage near Braunton or Croyde, a village property in Bishops Tawton or Landkey, or a characterful home in Bideford or Ilfracombe — we know this patch inside out. Our team covers the full North Devon area across EX31, EX32, EX33, EX34, EX37, EX38 and EX39, from the coast to the countryside and we bring the same level of care and attention to every single instruction.

My favourite part of the job has always been the relationships — the people I meet, the stories behind every move and the moment someone gets the keys to the home they've been dreaming of. Add in professional photography, video tours, and listings across Rightmove, Zoopla, OnTheMarket and PrimeLocation and I think you've got a pretty compelling reason to give us a call. Get in touch today for a free, no-obligation valuation — we'd love to hear from you

About North Devon

There's so much I love about where we all live and work — and I genuinely mean that. The beaches, the countryside, the Tarka Trail winding its way along the estuary past villages like Instow and Fremington, and yes, the best Sunday roast in Devon at the Rock Inn in Georgeham (you have to try it!).

But there's a reason people don't just visit North Devon — they move here. And as a Barnstaple estate agent who has lived and worked here his whole life, I can tell you exactly why. Barnstaple (EX31 and EX32) is the commercial heart of North Devon — a market town with great schools, independent shops, a thriving market, and easy access to the A361 for anyone who needs to commute. It's the engine room of the North Devon property market and where we do much of our work. From period townhouses near the town centre and the historic Pannier Market to modern family homes in Sticklepath, Newport, and Roundswell — Barnstaple has something for every buyer and seller.

Head west and you reach Bideford (EX39), one of North Devon's most characterful towns, sitting on the Torridge estuary with a thriving quayside, independent shops, and a brilliant mix of period and modern homes. Nearby, Appledore offers one of Devon's most picturesque fishing village settings — narrow streets, whitewashed cottages, and an estuary view that never gets old. Westward Ho! draws buyers looking for that long sandy beach on the doorstep, while Northam provides a quieter, more rural feel just minutes from Bideford's amenities. This whole EX39 corner of North Devon has seen growing demand from buyers relocating from cities, and it's an area we know extremely well.

North along the coast, Braunton (EX33) is one of Devon's largest villages and one of the most in-demand places to live in the whole of North Devon — hugely popular with families, surfers, and lifestyle buyers alike. It's the gateway to the glorious beaches at Croyde, Putsborough, and Saunton, where the demand for both permanent homes and holiday let investments has never been stronger. Whether you're after a family home in Braunton village, a surf-shack renovation near Croyde, or an investment property that earns its keep through holiday lettings, this stretch of coast is one of the most exciting parts of the North Devon property market to be active in right now.

Further up the coast, Ilfracombe (EX34) draws buyers seeking a proper seaside town — Victorian architecture, a working harbour, a growing arts scene, and Damien Hirst's Verity standing watch on the quay. It's a town with real character and one that continues to attract buyers priced out of more southerly coastal markets. Inland from Ilfracombe, Combe Martin sits in one of the most dramatic valley settings in Devon — a favourite with those looking for a quieter village lifestyle without losing that coastal proximity. And if it's a sea view or a holiday let investment you're after, Woolacombe and Mortehoe are home to some of the most sought-after addresses in the whole of North Devon — Woolacombe Beach consistently ranks among the finest in England and the holiday let market here is exceptionally strong.

Closer to Barnstaple, the villages of Landkey, Swimbridge, Bishops Tawton, West Buckland, and Goodleigh are perennially popular with buyers wanting rural North Devon living within easy reach of the town's schools and amenities. These are villages where properties move quickly and local knowledge really matters — which is exactly what our team provides. Further out, the rural interior opens up into some of Devon's most beautiful and unspoiled countryside. High Bickington, Umberleigh, and Berrynarbor attract buyers seeking farmhouses, cottages, and smallholdings — the kind of rural properties where having an agent with genuine local roots makes all the difference. We also cover Instow on the Taw-Torridge estuary — beloved for its beach, its sailing club, and its unhurried pace of life — as well as Fremington and the villages that sit between Barnstaple and the coast.

Most people who move to North Devon, whether from London, Bristol, or just up the road, say the same thing: they want a slower pace of life, and North Devon delivers it in spades. Whether that's a long countryside walk with a pub lunch, learning to surf at Woolacombe, cycling the Tarka Trail, or simply sitting in the garden listening to nothing much at all — this is a place that gets under your skin.

Whatever you're looking for in the North Devon property market — whether that's a family home in Barnstaple, a coastal cottage near Croyde or Ilfracombe, a village property in Bishops Tawton or Landkey, a characterful townhouse in Bideford, or a rural retreat in the Devon interior — our team of estate agents in Barnstaple and across the wider North Devon area can help you find it, sell it, or let it. Get in touch today for a free, no-obligation valuation — we'd love to hear from you.

About Our Team

What makes EweMove different from other estate agents in Barnstaple is the team behind it. Everyone here is local, everyone genuinely cares and everyone is committed to making your move — whether you're in Barnstaple, Bideford, Braunton or anywhere across North Devon — as smooth and stress-free as possible. Let me introduce you to them!

Russell Burrington — Branch Owner

Russell founded EweMove North Devon in 2016 after more than a decade working in local estate agency. Born and bred in North Devon, he knows the property market here better than most — from the family homes of Barnstaple (EX31 and EX32) to the coastal villages of Braunton, Croyde and Ilfracombe. His favourite part of the job is still the relationships and the moment a client gets the keys to a home they love. Russell calls Barnstaple home.

Claire Burrington — Branch Owner

Claire is the other half of the husband and wife team behind EweMove North Devon's success, working behind the scenes on all the important tasks that clients rarely see but couldn't do without. The operation simply wouldn't run without her. Claire calls Barnstaple home.

James Ager — Branch Director

James worked for another local agent before joining us and in his own words, took to estate agency like a duck to water and hasn't looked back. If you're selling or buying a home in North Devon, James will work tirelessly for you, always with a smile on his face. When he's not with clients you'll find him with his family and his dog Willow. James calls Pilton home.

Marco Oliveira — Property Consultant

Marco brings 30 years of experience in sales, customer service, and account management — 15 of those in estate agency, including a decade right here in North Devon. A multilingual professional with genuine local knowledge of the Barnstaple area and beyond, Marco ensures every client feels confident their property is in capable hands. Marco calls Barnstaple home.

Tom Pate — Property Manager

Tom is a dynamic addition to the team — full of passion and drive and with a love for North Devon that's brought him back home after his travels around the world. Their energy and fresh perspective make them a genuine asset to anyone looking to sell or let in the area. Tom calls Bideford home.

Connor — Property Manager

Connor comes from a sales and hospitality background, which shows — he brings a warmth and ease with people that makes the often stressful process of moving home feel a lot more manageable. You're in safe hands when Connor is on the case. Connor calls Barnstaple home.

Andrea Dumbarton — Administrator

Andrea works tirelessly behind the scenes ensuring that processes are up to date, numbers are aligned and the office runs smoothly. Andrea calls Roundswell home

Katie Muge — Property Manager

Katie is super organised and usually the first voice you'll hear when you call us. Coming from a sales background, she has all the instincts to help you find your dream home in North Devon and she'll make the process enjoyable along the way. Katie calls Roundswell home.

Harry Brown - Marketing Manager

Harry works behind the scenes making sure all our properties look amazing from the initial portal advert to coming up with ideas to promote via social media. If you see one of our posts on instagram or facebook, he is likely behind it. Harry calls Northam home

Chloe Phillips - Sales Progressor

Chloe is the main point of contact during the (often tricky) sales process, once an offer has been agreed. Speaking to all parties involved in a sale from solicitors, estate agents and mortgage advisors, she is there to answer any questions and get a sale through to a positive outcome. Chloe calls Barnstaple home

Kim Piper — Viewing Expert

Kim is often the first face you'll see when viewing a property at the weekend. She loves meeting people and helping them find their perfect home and her enthusiasm is genuinely infectious. Kim calls Bradiford home.

Amy Jones- Viewing Expert

Amy loves the variety that comes with working as part of a North Devon estate agency team — no two days are ever the same, and that suits her perfectly! What she enjoys most is the relationships she builds with clients along the way, guiding them through one of the biggest and most exciting decisions of their lives and making sure they feel supported every step of the way. Ask Amy what she loves about living in North Devon and she'll tell you it's the combination that's hard to beat anywhere else in the country — stunning coastline, beautiful countryside, brilliant beaches, and a genuine sense of community that you notice the moment you arrive. When she's not helping clients move home across Barnstaple and the wider area, you'll find her walking the dog, tackling home interiors projects, enjoying days at the beach with her family, or catching up with friends somewhere lovely in North Devon. Amy calls Pilton home.

Lisa Brock - Viewing Expert.

Lisa has been calling North Devon home since the late 1990s, when she made the move from Exeter and never looked back. She raised her children here and knows first-hand what makes North Devon such a special place to put down roots — the outdoor lifestyle, the beaches, the countryside, and the strong sense of community that runs through every town and village in the area. What Lisa loves most about her role is the people — meeting clients at such an important moment in their lives and being part of their journey from start to finish is something she genuinely treasures. When she's not helping buyers and sellers across Barnstaple and North Devon, you'll find her keeping fit with Pilates, cycling the Tarka Trail, or walking her beloved cocker spaniel through the Devon countryside. Lisa calls Newport home.
