Description
May Tree Close is a peaceful cul-de-sac in the small village of Coates, located just three miles from the centre of Cirencester. There is a great village community for those who like to get involved in the neighbourhood or a great place to retreat for peace and quiet. Built in the mid 1980's the street is made up of detached houses, many of which, including this one, have undergone extensions since new.
To the front of the house is driveway parking for two cars and an enclosed, recently landscaped garden area with a selection of beds, bushes, plants and a path leading to the front door of the house. A path to the side provides access to the rear garden via a secure gate.
Once inside the house, you are welcomed to an entrance hall with stairs leading to the first floor and a downstairs WC. Off to the right is the living room with a view out to the front of the house and a wood burning stove set into the fireplace, which is a welcome delight on the chillier nights of the year. Double doors lead through to the dining room with French doors onto the rear garden.
Back through the hallway is access to the kitchen which has been extended in conjunction with a garage conversion to provide a lovely bright and spacious room. The kitchen area has sage coloured fitted units with smart worktops/breakfast bar and integrated dishwasher, electric hob, double electric oven and a fridge freezer. The extension part of the room is set up as a utility area with French doors to the garden and features a high vaulted ceiling with a Velux window flooding the room with natural light. From here there is access to what was previously the garage which has been converted to additional living space. This could be used as a dining room, playroom, fifth bedroom, home office or perhaps a gym room.
Heading upstairs are three double bedrooms, a single bedroom and two bathrooms. The master bedroom at the front of the house has an ensuite bathroom complete with bath with shower over, WC, basin and a window to the side. There is an additional family shower room off the landing with a corner shower cubicle, WC and basin. Bedroom two forms part of the extension and is built over the converted garage providing a fantastic size room, larger than the master bedroom, so roles could be reversed. It features a storage room (with restricted head height) which could be kitted out with shelving and rails for use as a walk-in wardrobe. Bedroom three with a view of the garden and distant fields is another double whilst bedroom four is a single. On the landing is an airing cupboard and access to the loft space, which could be suitable for conversion, but is currently boarded for storage.
Outside the rear garden has been very well cared for and landscaped. There is a decent patio area for summer BBQs and alfresco dining, which wraps around to the side of the house where there is a secure gate leading to the front. A slightly raised lawn is bordered by lovely flower beds and there is a garden shed on a generous hardstanding area.
The small village of Coates is nestled in the beautiful Cotswold countryside about 3 miles from the charming market town of Cirencester, home to the Royal Agricultural University, a host of excellent schools and a good range of shops. For those needing rail links to London Paddington, Cheltenham or Swindon; Kemble station is a little over 2 miles away. There are plenty of wonderful country walks to be found on your doorstep as well as the infamous Tunnel House and Thames Head Inns, together with The Bell at Sapperton. The source of the River Thames is a proud landmark of this area.
