Ideally situated for a range of local Primary and Secondary Schools, as well as the Pilgrim Hospital that's only 1 mile down the road, or a 4 minute drive. Belton Close enjoys a peaceful and quite surrounding, as it's a sleepy dead-end road, so no passing traffic or associated noise.

This wonderful property has been very well looked after, with a clean, tidy and modern feel throughout. Having been extended and reconfigured, the bungalow now offers a good sized kitchen with a separate but open plan dining area, which actually used to be a bedroom! The old kitchen is now a great sized second bedroom, which brings a balanced and much improved layout to the home.

Tastefully decorated throughout, the quality, ease and simplicity of the property continues to the outside. A large block paved and gravel driveway to the front aspect afore the garage, keeping the front neat and tidy with little maintenance required. The rear is just as easy - a patio area is tucked within the L-Shape of the bungalow with double doors off the kitchen, as well as gravel laid to the remainder, with a superb timber built, covered outdoor seating area.

This home includes:
  • 01 - Entrance Hall

The property is accessible at the side - with a uPVC door leading straight into the entrance hall. The entrance area is broader than the hall that leads down - with wood flooring through-out, doors lead off to bedroom 2, the lounge, bedroom 1, the bathroom and the dining room.

  • 02 - Lounge

    5.5m x 3.2m (17.6 sqm) - 18' x 10' 5" (189 sqft)

The lounge is fantastic size, accentuated by the large bay window at the front. The wood flooring continues through from the entrance hall, which offers a sense of quality and class. Four wall lights are set in pairs on opposing walls, with the usual TV and power points found at low levels around the room.

  • 03 - Kitchen

    3.5m x 3m (10.5 sqm) - 11' 5" x 9' 10" (113 sqft)

The kitchen is well lit, open, bright, modern, as well as functional and spacious. The open plan arch from the dining room brings one element of space, with the large rear facing window and the side elevation double doors bringing in buckets of afternoon sunshine that floods in from the west facing garden. We have a very efficient L-shape configuration here, with a small section of work surface that works its way back, on it's way to being U-shaped. Lots of cupboard space is available behind shaker style doors, ample surface area upon the beautiful and modern slate grey effect worktops, with an integrated oven, grill and electric hob and extractor fan over, as well as plumbing for the washing machine and space for a large/tall fridge freezer. The room is finished with glossy black mosaic splashback tiles, a shiny black tempered glass backdrop to the ceramic black hob top, with the continuation of the wood flooring running through. This is a classy, modern and well thought out kitchen that utilises the space that's available without at all feeling cramped or claustrophobic. The bright emulsion on the walls offers a stark but welcomed contrast to the striking dark features, and compliments the cream units perfectly. It's a must view.

  • 04 - Dining Room

    3m x 2.29m (6.9 sqm) - 9' 10" x 7' 6" (74 sqft)

Accessible off the main entrance hall - the wood flooring carries on through into this ideal and modular dining area. The area benefits from the large open plan archway that leads into the kitchen. This offers a great amount of light and air into the room.

  • 05 - Bedroom (Double)

    3.3m x 3.1m (10.2 sqm) - 10' 9" x 10' 2" (110 sqft)

The master bedroom overlooks the rear garden, and well proportioned to offers great use of the walls for your double bed and wardrobes. Keeping in theme with the rest of the home so far, the wood flooring continues through.

  • 06 - Bedroom

    3.2m x 2.2m (7 sqm) - 10' 5" x 7' 2" (75 sqft)

The second bedroom overlooks the front of the home. Currently hosting a double bed, the room is finished with emulsioned walls and carpeted floor.

  • 07 - Shower Room

    2.29m x 1.8m (4.1 sqm) - 7' 6" x 5' 10" (44 sqft)

The shower room is a functional, clean and modern space. Having been fully tiled, the room offers a WC, wash basin and double shower. There's a storage cupboard in the room too which is handy for towels, bedding and extra bathroom item storage. The obscured glass window that overlooks the rear allows plenty of light in, which then bounces off the white tile walls. The black floor tiles contrast really well, and of course give the room a cleaner feel.

  • 08 - Garage (Single)

Standard single a garage with an 'up and over' door. The area offers power and lighting too.

  • Please note, all dimensions are approximate / maximums and should not be relied upon for the purposes of floor coverings.

Additional Information:

The property has been tastefully decorated through-out, with easy-on-the-eye, broadly appealing and modern colours.

Fronted with block paving and a Leicester Pink style gravel, the area will comfortably house three vehicles, plus the single garage.

Having been extended at the rear, the layout of the home was re-thought out. The second bedroom is now the dining room, and is open plan into the extension which is the new kitchen. The old kitchen is now the second bedroom, so one half of the bungalow simply flipped and grew to make it a much better layout.

If you were to travel to the Pilgrim Hospital, Google Maps plots it 1.3 miles away, or a 4 minute drive/20 minute walk.

Tower Road has countless tributaries that meander off of it. Some of the roads lead into whole networks of roads and houses, some roads link to others and are almost 'thru-roads'. Belton Close is not one of these. It's capped off at the end, so there is no thru traffic, in fact it seems to barely see traffic at all! Several cars will pull away and turn back in at the dawn and close of each day with neighbours going to work, but that's about it. The milkman and the postman are perhaps the only other faces you'll regularly see!
